PROBLEM, , There are many seniors or similar who bought their homes about 25-40 years ago who cannot sell as the capital gains will destroy them, , , so for example I bought this home in 1983 for 157K and added about 300K in improvements so total cost shows 457K and my one time tax exemption is 250K so put that together it is about 700 K, so this house is values about $1, 500, 000 so I have a gross profit of 800, 000 I cannot afford to move and had wanted to move to a warmer place in the state of CALIF, , the high state tax and high federal taxes together would be about 36-40%. So deducting that amount after the sale I would not be able to have much left over for a similar home in a cheaper area, ,
COMMENTS, , , the state of calif and the counties are not getting new higher property tax revenues as people in this category are reluctant to sell, , even if I had a wife this would leave me say 1/2 million gross income tax liability, ,
Solution : to get some revenues instead of people not moving and getting nothing until they die, the STATE of CALIF should put in a law limiting tax liability of say four % for those over 50 and who have lived in their home for say 20 years, , , your increases of sales generates JOBS via reconstruction, painting , real estate sales and much more, , , you could make this contingent if the new place is in CALIF if you needed to, , or say seven % if out of state,
Final Comment : you can do nothing which is always SAFE and typical, , You can look into my proposal and get the legislators to agree with my thinking and generate more property tax revenues, , you can add a clause saying that if there is a death that this proposal is null and void etc, ,
or the state can just stay stupid, ,
